The Mortgage:  10 Things to Know . . .

  1. It’s not as intimidating as people would have you believe
  2. Don’t rush the home-buying process
  3. You need to know what you can afford (for what size loan can you be approved?)
  4. So you need a good Mortgage Lender, and . . .
  5. That means you have to shop for a good Lender – they are NOT all the same!
  6. A good Lender will let you know if your credit report needs your attention.
  7. Repairing the credit report might delay your home search, and that’s okay because . . .
  8. Better credit gets you more house in the area you desire most
  9. Better credit means you shop with a Pre-Approval Letter, not just a pre-qualification letter . . .
  10. Sellers want Buyers who can prove they can close the sale.  A Pre-Approval says YES, a Pre-Qualification says MAYBE

Buying a home is not as intimidating as people would have you believe; it’s a wonderful experience!  When you employ my team, we will be with you every step of the way, properly advising you and making this whole thing as exciting as it should beDon’t rush the home-buying process.  Rushed decisions are often poor decisions.  As soon as possible begin putting together your wish list and the ‘must-haves’ for your new home.  Buying a house is not the time to settle!

You need to know what you can afford, and to learn that you need a good Mortgage Lender, and that means you have to shop for a good Lender

A good Lender will let you know if your credit report needs your attention. There may be bad information which needs correcting on your report; you may need to contact a former lien holder to let them know your account is paid in full so they can alert the three bureaus; you may also need to do some repair work, and a good Lender can advise you on that.  All this might delay your home search, and that’s okay because better credit gets you more house in the area you desire most!

Here’s some great, inside information that just makes sense . . . Sellers want to work with Buyers who can prove they can close the sale.  Many prospective Buyers will show up with a Pre-Qualification letter, but that doesn’t prove they can close the sale, and worse it cannot tell anyone what they can afford!  In this process, better credit means you can shop with a Pre-Approval Letter, not just a pre-qualification letter.  Remember, Sellers want Buyers who can prove they can close the sale.  A Pre-Approval says YES, a Pre-Qualification only says MAYBE.

Curb Appeal is a Big Deal!

Real estate agents have emphasized curb appeal for decades. After all, who doesn’t want a quicker sale at a higher price? If you’re ready to sell your home, try these tips for maximum appeal.

 Tame the land

A well-tended yard indicates to buyers that the interior is also in great condition. Landscaping can add tens of thousands of dollars to the value of your home. Though other home improvements wear out over time, plants mature as years pass, increasing return on investment. However, you don’t have to know Edward Scissorhands to achieve a well-groomed yard.

If time’s not on your side, plant flowers for a pop of color, trim hedges, mow the lawn regularly, and keep mulch fresh and garden beds well defined. Choose low-maintenance flowers and plants since most buyers want to avoid anything too expensive or difficult to maintain. In the winter, keep the yard free from debris and shovel snow from driveways and walkways.

Keep it clean

 

A sparkling facade can add up to $15,000 to the value of a home, according to the National Association of Realtors. Scrub dirt, dust and mildew from the exterior, wipe away cobwebs, and wash windows inside and out. You’ll also want to climb a ladder to clean out gutters and check the condition of your roof.

Use soapy water and a long-handled, soft-bristled brush to clean vinyl, brick, stucco and other types of siding. A power washer is a great tool for brightening driveways and walkways.

Make an entrance

A bright entryway adds warmth and welcome to a home. Many buyers imagine themselves walking through the door every day, and a fresh coat of paint or an entirely new door can help sell your home more quickly. A fresh coat of paint on the trim and decorative street numbers also freshen the appearance. (It’s a good idea to update your mailbox in a similar way). Guide your guests to your door with a clear, inviting path with neatly trimmed shrubs or other plants.

 

Get a little help from your friends

A second opinion can make a world of difference. Have a friend look around your house to find wear and tear or other weak spots that you may have overlooked in becoming accustomed to your surroundings.

Your home’s curb appeal goes up even further when your neighbors care for their yards too. How do you get their buy-in? Host a cleanup party, coordinate with one another to mow lawns and trim hedges, and offer to go in together on several flats of flowers. These improvements boost your neighbors’ home values too. Remind them it’s a win-win!

Show off your digs in a digital world

The majority of first impressions happen online, since most buyers start the process there. You’ll want to stage the exterior of your home just as you do the interior, clearing clutter and cleaning up the yard. The key here, however, is great photography.

It won’t take long after visiting a Real Estate website to quickly see the difference between do-it-yourself photos and professional photography.  You can simply follow the links on this page to see the difference, and maybe see your next home, too!

The best solution?  Hire a professional.  They’re not as expensive as you may think, and your Realtor likely has one on speed dial!  The results when desiring to sell your home are well worth hiring a pro just like repairs, inspections, and renovations.
