The Mortgage: 10 Things to Know

The Mortgage: 10 Things to Know

The Mortgage:  10 Things to Know . . .

  1. It’s not as intimidating as people would have you believe
  2. Don’t rush the home-buying process
  3. You need to know what you can afford (for what size loan can you be approved?)
  4. So you need a good Mortgage Lender, and . . .
  5. That means you have to shop for a good Lender – they are NOT all the same!
  6. A good Lender will let you know if your credit report needs your attention.
  7. Repairing the credit report might delay your home search, and that’s okay because . . .
  8. Better credit gets you more house in the area you desire most
  9. Better credit means you shop with a Pre-Approval Letter, not just a pre-qualification letter . . .
  10. Sellers want Buyers who can prove they can close the sale.  A Pre-Approval says YES, a Pre-Qualification says MAYBE

Buying a home is not as intimidating as people would have you believe; it’s a wonderful experience!  When you employ my team, we will be with you every step of the way, properly advising you and making this whole thing as exciting as it should beDon’t rush the home-buying process.  Rushed decisions are often poor decisions.  As soon as possible begin putting together your wish list and the ‘must-haves’ for your new home.  Buying a house is not the time to settle!

You need to know what you can afford, and to learn that you need a good Mortgage Lender, and that means you have to shop for a good Lender

A good Lender will let you know if your credit report needs your attention. There may be bad information which needs correcting on your report; you may need to contact a former lien holder to let them know your account is paid in full so they can alert the three bureaus; you may also need to do some repair work, and a good Lender can advise you on that.  All this might delay your home search, and that’s okay because better credit gets you more house in the area you desire most!

Here’s some great, inside information that just makes sense . . . Sellers want to work with Buyers who can prove they can close the sale.  Many prospective Buyers will show up with a Pre-Qualification letter, but that doesn’t prove they can close the sale, and worse it cannot tell anyone what they can afford!  In this process, better credit means you can shop with a Pre-Approval Letter, not just a pre-qualification letter.  Remember, Sellers want Buyers who can prove they can close the sale.  A Pre-Approval says YES, a Pre-Qualification only says MAYBE.

I have a Lender I greatly value, and am happy to share them with you when you call.  They are a vital member of MY TEAM, and the rest of my team will be just as valuable during the Home-Buying process.  Follow the provided links, and let’s get busy on the purchase of your new home!

My best always,

Denise

Curb Appeal is a Big Deal!

Curb Appeal is a Big Deal!

In this space, I have shared the wisdom of tending to the Curb Appeal of your home.  My friends at AAA have picked up the ball to run with it.  Enjoy the following 4 minute read on improving your Curb Appeal.  Call me, and allow me to send a Team Member out to your home to help you grade the effectiveness of your own Curb Appeal.  I look forward to working with you!

Real estate agents have emphasized curb appeal for decades. After all, who doesn’t want a quicker sale at a higher price? If you’re ready to sell your home, try these tips for maximum appeal.

 Tame the land

curb-appeal-yard-work

A well-tended yard indicates to buyers that the interior is also in great condition. Landscaping can add tens of thousands of dollars to the value of your home. Though other home improvements wear out over time, plants mature as years pass, increasing return on investment. However, you don’t have to know Edward Scissorhands to achieve a well-groomed yard.

If time’s not on your side, plant flowers for a pop of color, trim hedges, mow the lawn regularly, and keep mulch fresh and garden beds well defined. Choose low-maintenance flowers and plants since most buyers want to avoid anything too expensive or difficult to maintain. In the winter, keep the yard free from debris and shovel snow from driveways and walkways.

Keep it clean

A sparkling facade can add up to $15,000 to the value of a home, according to the National Association of Realtors. Scrub dirt, dust and mildew from the exterior, wipe away cobwebs, and wash windows inside and out. You’ll also want to climb a ladder to clean out gutters and check the condition of your roof.

Use soapy water and a long-handled, soft-bristled brush to clean vinyl, brick, stucco and other types of siding. A power washer is a great tool for brightening driveways and walkways.

Make an entrance

A bright entryway adds warmth and welcome to a home. Many buyers imagine themselves walking through the door every day, and a fresh coat of paint or an entirely new door can help sell your home more quickly. A fresh coat of paint on the trim and decorative street numbers also freshen the appearance. (It’s a good idea to update your mailbox in a similar way). Guide your guests to your door with a clear, inviting path with neatly trimmed shrubs or other plants.

Get a little help from your friends

A second opinion can make a world of difference. Have a friend look around your house to find wear and tear or other weak spots that you may have overlooked in becoming accustomed to your surroundings.

Your home’s curb appeal goes up even further when your neighbors care for their yards too. How do you get their buy-in? Host a cleanup party, coordinate with one another to mow lawns and trim hedges, and offer to go in together on several flats of flowers. These improvements boost your neighbors’ home values too. Remind them it’s a win-win!

Show off your digs in a digital world

The majority of first impressions happen online, since most buyers start the process there. You’ll want to stage the exterior of your home just as you do the interior, clearing clutter and cleaning up the yard. The key here, however, is great photography.

It won’t take long after visiting a Real Estate website to quickly see the difference between do-it-yourself photos and professional photography.  You can simply follow the links on this page to see the difference, and maybe see your next home, too!

The best solution?  Hire a professional.  They’re not as expensive as you may think, and your Realtor likely has one on speed dial!  The results when desiring to sell your home are well worth hiring a pro just like repairs, inspections, and renovations.

There you have it!  These are easy steps to improve your home’s curb appeal. When you call me, I will have a Member of my Team in touch with you within the same business day to schedule an appointment to assess not only Curb Appeal, but the Market for resale, too!

I look forward to it!

My best always,

Denise

Don’t curb your home’s appeal – Add Curb Appeal

Don’t curb your home’s appeal – Add Curb Appeal

I have been in many amazing homes during my life and career; seeing them first, as everyone does, from the outside.  From those on the market for millions to those on the market for less than a hundred thousand, the common denominator for a faster sale begins with Curb Appeal. What is the first impression of YOUR home in the eyes of prospective Buyers?

Years ago I had an appointment to list a house on a private lake with 5,000 square feet of living space on three levels. It had a 4-car garage, a beautiful Foyer, and Gourmet Kitchen.  Although priced correctly there had been no contracts on it. But why?  A bad first impression.

What Buyers see before stepping inside affects what they see once inside.  An unkempt exterior, shrubs not trimmed neatly, paint peeling, gutters sagging, weeds growing up through the mulch, signs of age in the shutters, windows, and roof; these are all red flags that say to Buyers, “If something as simple as lawn upkeep or a coat of paint has been neglected what’s been ignored inside??”

The Seller I visited was unwilling to do the simple things which make a huge difference to Buyers. They believed their home was worth top dollar as is.  You may not feel that way!

Here’s what I suggest: A no obligation, Curb Appeal Assessment.  In just a few minutes we can determine what needs to be done to make your home a Curb Appeal Winner for Buyers.  We have advised and negotiated thousands of transactions, and have the expertise to be your best advisor for a market-friendly sale!

We serve the communities and areas linked on this page, and will be happy to serve you!  Call me today for the no obligation, Curb Appeal Assessment.*

My Best Always,

Denise

Here’s a very common occurrence . . .  You see a car. Spring Cleaning = A House Ready To Sell NOW!

Spring Cleaning = A House Ready To Sell NOW!

Housewife with rag

It’s February and even though temperatures can still struggle to get above freezing there are weekends where temps are very Spring-like and EVERYBODY will be out doing important things like:

  • Going to the park for a picnic, or
  • Strolling a shopping paradise like Avalon in Alpharetta, or
  • Looking for a home like yours while interest rates are still really good!!

Every year there are Home Owners just like you who think, “This is the year we move into our dream home,” only to realize your own home may not be ready to Sell!  Yikes!  With demand at a steady and consistent high, you CAN sell your home for top dollar when you follow these 5 simple musts:

  1. Fresh Paint in a Neutral Color
  2. Update Kitchen
  3. Update Bathrooms
  4. Update Carpet with Neutral Colors
  5. Landscaping

ONE: Fresh Paint, in a neutral color, is your first and least expensive MUST.  A gallon of paint covers approximately 400 square feet of wall space. Very light shades of gray, eggshell, and taupe are great choices.  Why?  Because your prospective Buyers cannot see past that Navy Blue Accent Wall in your Bedroom! So, give them a great backdrop for their furnishings in the form of FRESH PAINT in a Neutral Color.

TWO: Update your Kitchen!   A) New faucet for your sink;  B) new parts for your stovetop;  C) updated pulls/knobs;  D) re-finish the cabinet fronts;  E) go hardwoods, or hardwood embossed ceramic tile; or F) All of the above!   Be budget friendly, and do as many of the five Kitchen updates you can!  There is no greater return on your Update-Dollars than in the Kitchen!

THREE: Update your Bathrooms!  A) New faucets (that match) for each bathroom and tub;  B) re-finish cabinetry and pulls/knobs;  C) go hardwood embossed ceramic tiles;  D) All of the above!  Same as your Kitchen.  Be budget friendly and do as many makeover pieces as you can, concentrating on the Master Bath, and most-used other bathroom.  If they don’t match in paint and fixtures, make sure they do.  Think Model Home!

FOUR:  Update any carpeting with Neutral Colors.  Hopefully your deep-pile, shag carpeting is gone.  Get current on your carpeting and go neutral just like on the walls.  Pink Carpet is great in your little girl’s room UNLESS you’re moving!  Go neutral!  And if hardwoods, or tile that simulates hardwoods, are less expensive than carpeting?  Choose the non-carpet option.  Most important are neutral color and budget friendly!

FIVE:  Landscaping = Curb Appeal!  If people driving by your house don’t see a pretty yard, it’s likely they won’t stop. If the paint is peeling, they won’t stay. More than any other single update, overgrown yards give the impression that home maintenance is not important.  If you won’t keep up your yard, that everyone can see, what else is being ignored??  That’s the impression overgrown islands, old mulch, and hedges that desperately need trimming can make.  Like #3 – think Model Home, and make the outside a head-turner!

The unofficial NUMBER SIX is call me!!  My team and I will properly advise you on how best to get your home ready to sell AND put you in touch with professionals whose job it is to make it happen!  Let’s do our Spring Cleaning Musts!

My Best Always,

Denise
